The rental process in Monaco must follow several steps:

  • A valid ID or passport
  • Proof of address
  • A bank guarantee
  • A deposit cheque or deposit transfer

 

Signing a lease agreement

The signing of a rental agreement corresponds to the commitment between the owner and the tenant on document outlining the important points that will be included in the lease. 

Here is a summary of the current financial costs in the Principality of Monaco for renting a property:

  • Security deposit: 3 months' rent + 3 months' rental charges
  • Agency fees: which amount to 10% HT of the annual rent
  • Registration fees : rate of 1% on the amount of rent and charges corresponding to the entire rental period
  • Administrative costs

 

The lessor accepts the terms of the contract:

If this rental commitment is accepted and signed by the lessor, you are then legally bound. Then, you will have to sign the rental agreement.

Once this is done and both parties in agreement, that of the lessor and the future tenant, we can proceed to the Signature of the rental contract.

 

Signature of the rental or lease agreement:

It is the real estate contract concluded between the owner and the tenant, it sets and inventories in detail all the rules that will govern your rental.

Once it is signed, a final step is required before being able to settle in the property: it is the inventory.

 

Inventory of fixtures of entry:

The inventory is a use made when handing over the keys, it describes the state of the accommodation, its parts and equipment. At the end of the lease, a second inventory will be carried out. This can be executed by a commissioner of justice or by our agency.
