The Schuylkill Monaco: a bold renovation

 

A great past, a bright future

The Schuylkill, an emblematic building in Monte-Carlo built in the 60s, is about to undergo a major transformation. This ambitious renovation is estimated at 170 million euros and will last until 2028.

Its silhouette is familiar in the landscape of Monaco. Located at 19 boulevard de Suisse, it is visible from many points of the Principality. With 25 levels, including 18 superstructure and 7 underground, it was the first skyscraper in Monaco. Today, this building is in need of considerable renovation, both inside and out.

The architectural firm Zaha Hadid Architects, famous for its bold and innovative designs, is collaborating with Monegasque architect François Lallemand for the renovation of this building. Together, they are on a mission to transform the Schuylkill while retaining its historical essence.

 

Details of the renovation project

Renovation involves significant structural changes. It is planned to demolish and rebuild the top three floors of the building, thus modifying its volumetry. This work will modernize the silhouette of the building while improving its resistance to earthquakes.

The interior of the tower will also be redesigned. The current offices will be eliminated to make room only for housing. After the renovation, the building will include 142 units: 26 studios, 49 two-rooms, 37 three-rooms, 24 four-rooms, 2 four-room duplexes, 2 five-rooms, 1 five-room duplex and 1 six-room duplex. This distribution aims to adapt to the diverse needs of residents, reflecting the diversity of Monaco's community.

To meet current accessibility requirements, the Schuylkill will also be adapted for people with reduced mobility. The entire building will be connected to the thalassothermal loop, an innovative system that uses seawater to heat or cool buildings. In addition, a clubhouse and fitness-spa area will be integrated, reserved for residents.

 

Parking and storage space management

The future parking of residents has been carefully studied. The project provides 153 spaces for light vehicles as well as 16 m² dedicated to two-wheelers. In addition, 192 cellars will be added to increase available storage space. The renovation of the building envelope plays a key role in the project. The complete renovation of the facades and the new design of the balconies are intended to enhance the original building while introducing modern elements.

The silhouette of the building will be redefined by the reconstruction of the top three floors in a contemporary style. These new floors, designed as if they were placed on the upper part of the building, bring a modern touch while affirming the original architecture.

The focus is on the continuity and horizontality of the balconies, as well as their materiality, which helps to strengthen the visual unity of the building. The rounded lines of the balconies will replace the existing right angles, creating continuity on all facades.

 

Integration of green

The project also includes the introduction of many green spaces, including the rehabilitation of planters on the 16th and 17th floors. These have been abandoned for many years, but will come back to life thanks to this project.

The issue of maintaining green spaces was raised at the extraordinary session of the municipal council, with specific concerns about the amount of soil allocated to each plant. The project addressed these concerns by ensuring that each planter would have more than 3m³ of soil, allowing the plants to flourish.

 

A supported project

This project was approved at an extraordinary session of the municipal council. Only one member of the council abstained from voting. The approval of the project shows the support of local decision-makers for the rehabilitation of the Schuylkill.

The project also aims to obtain certification of the Mediterranean Sustainable Buildings of Monaco (BD2M) label with an increased silver level. This certification underlines Monaco's commitment to sustainability and respect for the environment.

With work scheduled to begin in March 2024, the renovation of the Schuylkill is one of Monaco's most ambitious projects. This renovation will help redefine the Principality's urban landscape while preserving its rich architectural heritage.
