The "Grand IDA" real estate project, located in the heart of Monaco near the Jardin Exotique and Boulevard Rainier III, has been developed for a decade and is now ready to be launched. With a total budget of approximately 220 million euros, "Grand IDA" will include 200 dwellings, 5 commercial premises, 10 premises for tertiary use and 404 underground parking spaces spread over 3 buildings with a total surface area of 4700 square meters. It aims to redistribute the district.
The "Grand IDA" project consists of 3 buildings: Building A, which comprises 16 floors and 218 dwellings, including 163 state-owned apartments and 55 private apartments, as well as AMAPEI and a nursery with 35 cribs; Buildings B and C, 13 and 12 storeys respectively, which are reserved for Crown dwellings. The lower floors R+1 to R+4 will house commercial premises and tertiary activities.
The 4 basement levels, divided into different areas (logistics, visitors, private or public), will accommodate 404 parking spaces and spaces for two wheels. The underground traffic lanes will make it possible to carry out deliveries and logistics services thanks to direct access via Boulevard Rainier III and the descent of Fontvieille.
The project focuses on quality of life by organizing basements into different areas dedicated to visitors, logistics, private and public car parks, with partitioned flows. Access will be either via Boulevard Rainier III, or by the ridge and descent to Fontvieille, depending on the users. Premises for tertiary activities will also be installed in the lower floors of the buildings, from R+1 to R+4. Volumetric shrinkages have been designed to best adapt to the environment and to create large planters on the banks that will increase vegetation. Attention was also paid to the aesthetics of the facades and railings as well as the depth of the balconies, which will be between 2 and 2.7 meters, to improve the quality of life.
The project also aims to obtain the bronze label of the environmental certification "Mediterranean Sustainable Building of Monaco" (BD2M) thanks to the addition of 2200 square meters of green surfaces, the installation of solar panels on the roof terraces and a direct connection to the hot-cold network of the plant for the recovery of the chets of Fontvieille. The work of "Grand IDA" should be completed at the end of 2023 for the state part and early 2024 for the private part.
The Grand Ida project is part of an ecological approach by offering green spaces in the heart and around buildings, by creating planters on high floors and by favoring vegetation in the development of basements. In addition, limiting vehicle access to basements will help preserve air quality and reduce noise pollution throughout the neighbourhood. Finally, the use of ecological materials in the construction and installation of energy and water management devices will promote the sustainability of this building complex.
