These values are asking prices, that is, the levels at which properties are offered on the market. The Mareterra district, delivered too recently, does not yet have a sufficient series of surveys to appear in this table: properties in the Anse du Portier are handled case by case.
In Monaco the price per square metre rises with floor area, and the gap widens in the most sought-after districts. A studio in the Carré d'Or stands at 63,805 €/m², while a six-room property reaches 99,095 €/m² there, 55 % more. Two readings emerge from this grid. The rise in price with floor area is neither linear nor universal: it is pronounced in the Carré d'Or, Larvotto and Fontvieille, where large properties are scarce, and much flatter elsewhere. And in districts with few listings, Monaco-Ville above all, averages by property type lose their statistical meaning: a property there is valued case by case, never by the average.
Which criteria really move the price of a Monaco property?
Three criteria move value more strongly than the district itself: the sea view, the building and the condition of the unit. This is the hierarchy our teams observe in the field, and it explains why two apartments of identical size, on the same street, can show considerable differences.
The sea view is the most discriminating criterion in the Principality. Within the same building, two superimposable units, one opening onto the Mediterranean and the other onto the town, are not valued in the same world. The distinction is not binary either: a side view, partly masked by a neighbouring façade, does not command the price of a full panoramic one.
The building comes next, and it often weighs more heavily than the postal address. The reputation of a residence, the quality of its common areas, the presence of a round-the-clock concierge, a pool or a gym, the year of completion, the financial soundness of the freehold company: all of this creates micro-markets that escape district averages. The condition closes the trio, and it is the only lever an owner can act on before going to market. A recently renovated property with contemporary finishes stands out immediately from a unit that needs refreshing, in a market where buyers compare within a few viewings.
Configuration also plays its part, in a way that often surprises sellers from elsewhere: in Monaco, the price per square metre rises with floor area. A studio trades at around 50,892 €/m² while a six-room property or larger reaches 78,798 €/m², that is 55 % more. The scarcity of large apartments in a territory of 2.08 km² explains this inversion compared with mainland markets.
Asking price or recorded transaction price: which value should you use?
Both, but never for the same purpose. The asking price shows the level at which the market offers itself; the recorded transaction price shows the level at which it concludes. An owner preparing a sale works from the first, an investor analysing a yield works from the second.
IMSEE publishes each year the prices actually registered. Its 2025 edition records an estimated average price of 57,569 €/m² across all private-sector transactions, down by 1.4 % after a rise of 14.8 % in 2024. The same year saw 493 transactions for a total amount of 5.86 billion euros.
This comparison calls for two cautions. IMSEE changed its calculation method in 2025, moving to a regression-based estimate: its earlier series are not directly comparable. And the gap between the price initially asked and the price finally agreed varies considerably from one file to another, depending on the urgency of the seller, the scarcity of the unit and the accuracy of the initial price. We decline to publish an average discount that would make no sense applied to a particular property.
What an online calculator cannot do
A calculator places a property within its market, it does not appraise it. The tool on this page knows the district, the configuration, the floor area and the broad characteristics you declare. It knows nothing of the real light in the living room at three in the afternoon, of the overlooking created by the neighbouring building, of the quality of the materials, of the state of the reserve fund, or of what the same building has actually agreed in recent months.
