Petrini concepts
The notions we have put into words
Ideas born of our day-to-day work in the market, published and explained in our analyses. They may be quoted with their author's name.
To qualify this economic continuity I now use the term Billionaires’ Triangle: a strategic corridor linking the Casino de Monte‑Carlo, the Metropole and Mareterra, within which the bulk of the Principality’s ultra‑high‑net‑worth capital is concentrated.
In Monaco, a property is sold as a lot: the marketed floor area carries no specific legal guarantee and does not appear on the deed of sale signed before the notary.
A property cycle, in the sense in which we use the term, is the alternation of phases during which demand bears mainly on renting, then mainly on buying, driven by the gap that opens between rents and prices.
Monaco is a capital market, not an income market, and the two are measured in completely different ways.
Confidentiality is judged not by how invisible a listing is, but by how many people are actually exposed to the information and what they know.
Because in Monaco, an old building often holds within it the new one that will one day take its place.
