The top of the market is therefore worth roughly 1.7 times its average, yet the exception is becoming structured, and that is precisely what deserves scrutiny. The question of a new norm was put to Monaco's professionals as early as February by L'Observateur de Monaco, including Eugenia Petrini, co-founder of our agency, and this summer's news revived it: in early July, the trade press reported two sales totalling more than 22 million euros in the Carré d'Or. This analysis confronts the symbolic threshold with the public data, and with the trade-offs that buyers of apartments for sale in Monaco weigh before our eyes every week.

What is a square metre in Monaco really worth in 2026?

The average estimated price of a property transaction in Monaco stands at 57,569 € per m² for 2025, a very slight dip of 1.4% from the 58,402 € of 2024, according to the Real Estate Observatory published by IMSEE in February 2026. It is the most solid statistical reference the market has, and it frames the debate at once: transactions above 100,000 € per m² take place nearly 75% above the Principality's average.

A methodological note is essential here, because it is almost always omitted in the articles circulating on the subject. Since its 2025 edition, IMSEE no longer bases the price per m² on resales alone but estimates it through a statistical regression across all sales and resales of known surface area, excluding villas and Monaco-Ville. Averages published before 2025 are therefore not directly comparable with today's figures. On the old series, closed in 2024, the Monaco square metre had risen from 14,784 € in 2006 to 51,967 € in 2024, a 3.5-fold multiplication in eighteen years. We break these series down, district by district, in our study of the price per m² in Monaco, updated with every IMSEE release.

 

Where is the €100,000 per m² threshold already crossed?

The epicentre is Mareterra. On the offshore extension, delivered in late 2024 alongside the Larvotto, values already stood around 100,000 € per m² at launch, and the Financial Times reported prices reaching 120,000 € per m² as early as November 2024, calling the development the most expensive real estate in the world. Our teams today know of transactions that exceed even those published references. Yet the district of Mareterra does not exist administratively: it is a sub-section of the Larvotto, absent as such from official statistics, and it is precisely what is pulling the whole district upwards.

The second hotspot is the Carré d'Or and its immediate surroundings, where the threshold is being crossed building by building. According to the transactions and valuations tracked by our agency, some apartments have exceeded 100,000 € per m² in residences such as the Mirabeau, the Sun Tower, the Floralies, the Park Palace or La Petite Afrique, in addition to the addresses regularly cited by the press (26 Carré d'Or, One Monte-Carlo, Tour Odéon). The relevant reading grid is therefore no longer the district but the building: these residences combine the prime location, impeccable standing and unmatched amenities (high floors, open sea views, generous outdoor areas) that produce extreme prices.

Public statistics confirm this geography of the summit, while showing their limits. Under IMSEE's old method, the Larvotto averaged 97,563 € per m² in 2024, a figure the institute itself advised treating with caution as it was based on only three transactions. That is the lesson: at these altitudes, every sale is a one-off event and a district average no longer means much. No buyer has ever asked us for "an apartment at 100,000 € per m²": they ask for a precise address, a view, a floor, and the resulting price sits at those altitudes.

This geography of the summit has a name at Petrini: the Billionaires' Triangle, a concept introduced by Eugenia Petrini to describe the corridor linking the Casino de Monte-Carlo, the Métropole and Mareterra. Expert view

The Renzo "record": what the headlines do not say

In April 2026, Bloomberg revealed the acquisition by Ukrainian billionaire Rinat Akhmetov of a unit of roughly 2,500 m² at Le Renzo, in Mareterra, valued at some 471 million euros. Almost every media outlet repeated the figure and the headline of the "most expensive apartment in the world", often without consulting an expert on the Monaco market.

Our professional reading calls for more nuance. The amount put forward results from a documentary reconstruction, not a published sale price: the agreement was concluded before the delivery of the development, on terms necessarily prior to current values, and covers, to our knowledge of the programme, several combined lots. A configuration of this nature cannot be valued by simply multiplying the surface area by today's price per m².

Nobody outside the parties knows the price actually paid. The figure should be handled as an order of magnitude, not as an observed market price; our investigation into the most expensive apartment in the world shows how to objectify such records beyond the headlines.

 

Why are these record prices appearing now?

Because capital is concentrating at the top of the Monaco market at a pace never seen before. In 2025, the Principality recorded 5 sales above 100 million euros, after 7 in 2024, and above all 22 resales beyond 20 million euros, an unprecedented level according to IMSEE. Total resales jumped 49.1% in one year to reach 3,249.7 million euros, the first time the 3-billion mark has been crossed in the Observatory's history, while the average price of a new-build sale reached a peak of 40.8 million euros.

This concentration meets a structurally constrained supply: a territory of barely more than 2 km², new stock delivered in trickles and international demand that never weakens. We described this shift back in February in our analysis Monaco Real Estate 2026: the market no longer rises uniformly, it polarises. The largest fortunes compete for a shrinking number of irreplaceable properties, and it is this squared scarcity that manufactures six-figure prices per square metre.

 

A market moving at several speeds

The Monaco average actually masks three coexisting markets. A mainstream market, that of studios and two-room apartments in ordinary buildings, trading below the Principality's average. A prime market, that of well-located high-standing buildings, gravitating between the average and district records. And an ultra-prime market, that of exceptional addresses, where prices are negotiated far beyond any statistic. The table below places each district on this scale.

The 1-to-1.6 gap between the top and bottom of this table's averages still does not tell the whole story: within a single district, an exceptional property can be worth more than double an ordinary one. In the Carré d'Or, the high floors of landmark residences trade far above ordinary transactions within the same perimeter.

The ultra-prime segment also has demand of its own, which we watch take shape every week. Our agency serves a clientele matching the profile of the ultra high net worth individuals settled in Monaco, from multimillionaires to billionaires. The current enthusiasm is focused on Mareterra, particularly on the Jardins d'Eau residence, which attracts a remarkable volume of enquiries, and on the development's villas: there are only 10 of them, seven on the waterfront and three known as "hillside", an absolute rarity that keeps pushing their values higher for want of a single available property.

 

Will the €100,000 threshold become the norm?

Yes for certain apartments of the Carré d'Or and Mareterra, where it is already a daily reality; no for the Monaco market as a whole. Nothing in the 2025 data points to six-figure prices spreading to the mainstream market: the Principality's average even edged down (-1.4%). At the top, however, the norm is spreading step by step, building by building, driven by the scarcity of ultra-prime supply and by international demand confirmed by 2025's record run of very large resales.

Our professional reading nevertheless calls for a caveat that few observers formulate: current averages are mechanically inflated by Mareterra. The development's sales, completed for the most part in 2024 and 2025 at exceptional levels, weigh heavily in the statistics of those two years. Yet no comparable ultra-prime delivery is expected in the short term: without new exceptional new-build sales to feed the averages, we would not be surprised if the 2026 or 2027 statistics showed a decline in the price per m². It should not be read as a market reversal, but as a perfectly normal realignment with the real market price, after a truly exceptional 2025.

That real market price, for its part, should continue its underlying progression. The Principality's tax framework, safety, climate and geographic position remain intact fundamentals, new families settle every year, and in an unstable world the Monaco apartment asserts itself as a patrimonial asset in its own right, a refuge in uncertain times. This is not an estate agent's slogan: it is a conviction built on what we see every day, an atypical and unique market that has everything it needs to hold firm in the years ahead.

 

What this changes for a buyer or a seller in 2026

For a buyer, the practical consequence is immediate: the district average is no longer enough to value a property; you must think building by building, floor by floor and price line by price line. Paying an ultra-prime price is only justified if the property genuinely combines the segment's attributes; conversely, some well-chosen prime properties today offer a more favourable quality-price ratio than the publicised records suggest, and our Monaco property buying guide details the criteria that separate these segments.

For a seller, the main risk is anchoring: press records set expectations that the market validates only for a tiny minority of properties. A rigorous valuation starts from the building's and micro-district's real comparable transactions, not from newspaper headlines.

The case arose again recently at the agency: an owner wanted to align his asking price with the records relayed by the press, while the comparable transactions in his own building told a very different story. It is the return to those real references, address by address, that makes it possible to position a property credibly before particularly well-informed Monaco buyers.

The 100,000 € per m² threshold tells less of a general surge than of a change in the nature of the top of the Monaco market: a handful of properties have become collector's assets, valued like unique works, such as an exceptional villa at Bay House that our agency is currently offering, in complete discretion, to a targeted clientele.
